A Guide to Landlord Legislation
By Lavinia Jury

After almost 2 months of living under quarantine, the end is finally in sight. As of Wednesday 13th May, policies have been put in place to gradually lift restrictions across the UK and kickstart our road to recovery.
The most significant change has been for non-essential workers unable to work from home, as they are now encouraged to return to work as long as they adhere to the government guidelines on staying safe outside your home.
The property market in England has reopened for business, although guidelines to manage the letting process online remain in place. The list of ‘reasonable excuses’ to leave the house now permits any activity required to buy, rent or sell a property, such as attending viewings or moving home.
To minimise risk for landlords and tenants, here are four simple steps to follow:

Tip 1. The best way to keep everyone safe is to stay at home. Where possible, landlords should record a video tour of the property to share with tenants.
Tip 2. Prior to a viewing in person, landlords should open all internal doors and ask the current tenants to wait outside until the viewing is finished.
Tip 3. Everyone must wash their hands before and after the viewing, avoid touching surfaces in the property and abide by social distancing guidelines.
Tip 4. If you have symptoms of coronavirus, please self-isolate for 7 days to uphold NHS guidelines for tackling coronavirus.
At HYBR, we offer live interactive viewings through WhatsApp Video or FaceTime to offer flexibility, so you can safely find your new student home.
